Olursa vs varsa

Herkese merhaba

Is there any difference between varsa and olursa. For example take these two sentences:

Sevgi varsa sorun yok
Sevgi olursa sorun yok
(If there is love, there is no problem)

Any difference there?

English translation is the same but there is a difference in Turkish.

 

Without "if":

Sevgi var = there is love (existing)

Sevgi olur = there will (expectedly) be love
