Under this title, I will list the information I collect about buying about a house-property in Turkey. If you have some information or experience about this topic, it'd be great if you can share. Later, I will prepare a separate page with the information we accumulate here.

Nationalities permitted to purchase a property in Turkey:

England, Ireland, USA, Germany, Holland, Norway, Sweden, Denmark, Spain, Italy, Canada, Luxembourg, Australia, Austria, Switzerland, Belgium, France, Greece, Portugal, Poland, Croatia, Israel, Finland, Estonia, Hungary, and some African and South American states.


Visa requirements for purchasing property in Turkey:

You can purchase a property in Turkey with a tourist visa. However, you can stay in Turkey only for three months with a tourist visa. If you want to stay for more than three months (consecutively) in your property, you need to get a Residents visa. You need a Residents visa to be able to buy a car or a phone as well.


Important points you should check before buying the property:

- Make sure there are no outstanding rental agreements or mortgages.
- Make sure the seller has the legal right to sell the property and has the Title deeds (Tapu in Turkish) of the property.
- If there is an agent between the seller and you, the buyer, check how much the comission is. In the cases with European clients, the commision rates tend to be very high. To make sure you are getting a good deal on your house, check the market prices for the area you are purchasing property at.

I have two properties in Turkey and did not have much hassle doing so. The most important thing to do is to be absolutely sure there is no mortgage, bills outstanding on the property and that the tapu shows the vendors photo, that it is his to sell.

THERE APPEARS TO BE A TWO TIER PRICING SYSTEM DEVELOPING IN KUSADASI,ONE FOR FOREIGNERS AND ONE FOR TURKS.IT IS REALLY IMPORTANT TO DO YOUR RESEARCH BEFORE YOU TRAVEL,USE THE NET TO GET A GENERAL PICTURE OF WHAT YOU WANT AND THE PRICES ASKED.THE STANDARD OF NEW HOUSES IS EXCELLENT AND CONFORM BY LAW TO EUROPEAN STANDARDS,HOWEVER I THINK THE OLDER HOUSES ARE FULL OF CHARACTER AND THE LOCALS ARE QUITE HAPPY TO WELCOME YOU INTO THEIR COMMUNITY.ALSO IF THERE ARE ANY PROBLEMS THEY WILL KNOW SOMEONE WHO WILL HELP.
