I know this is not an exact translatiion of my original query but regardless does this variation make sense?

listesimim yapmak istediğim bir şey

No. It doesnt make sense. You can say "listemdeki yapmak istediğim bir şey"

-si is possesive suffix for third person. -(i)m is possesive sufix for first person. You cant use them both.

rahmet vs minnetle anyıoruz

Maybe it can be translated as "We remember him with mercy and gratitude."

Simple sentence:

I have a car. Bir arabam var.

So I thought:

I have your car. Ben arabanam var.

(which I know is wrong)

I found on-line:

I have your car. Araban bende.

Can I use var here? i.e. when using to have your...

You can say "Bende araban var." But it is not very meaningful. "Araban bende." is much better.

Bizde ablama gidiyoruz oğlu biraz rahatsız o bu (onu?) sormaya.

We are going to visit our big sister. Her son is a little unwell. We will ask about him (his situation)

Yok o değil ablam ın oğlu rahatsız onu sormaya gidecez dedim.

No, not him. I said " My big sister´s son is unwell. We will ask about him".

What is mean? Bilen (bilmek).

Bilen means "the one who knows"

I´m after a month by month non-contractual rental agreement.

I´m after a one year lease but I won´t be paying you upfront for the whole year but rather month by month.

Is there a bond for the property? If so, how much?

I was after a quiet neighborhood, with no pollution, low-crime area.

So you would say to a person like this

Me : Zahmet olmazsa su getirebeilir misin bana?

Them : Olur

Me : Tsklr su gibi aziz olsun!

I think only old people use that expression. It sounds out-dated. Just say thanks.
